COMMERCIAL ROOFING: A recent project we’re working on involves a large commercial building with an aging flat roof. The system had performed well for over a decade, but after rain, a small leak began dripping into the office below. We were asked to complete patched directly over the affected area.

A patch is appropriate when a sharp blow, such as a large tree branch, a helicopter crash landing, a meteor, or a jaguar fight happens on top of the roof. These are extremely isolated incidents that have potential to pierce.

To the customer, it appeared the issue was resolved. However, patching repairs like this cannot be warrantied. And here's why:

Flat roofing systems like EPDM function as a continuous membrane: a large sheet of rubber designed to keep water out. When they’re in good condition, they perform exceptionally well. Over time, that membrane breaks down.

Sun exposure and temperature swings cause the material to become brittle and lose flexibility. At that point, a leak is no longer an isolated issue, it’s a sign the system itself is failing.

Many property owners think a simple patch will fix the problem.

It won’t.

The patching process requires pressure and flexibility to bond properly, but aging EPDM material can’t handle that stress. Patch repairs spread cracks and shift failure to surrounding areas leading to repeat leaks and rising costs, an infinite amount of patches, damaged insulation and energy loss, mold and indoor air quality issues, interior damage, and other issues.

It’s like trying to wrap a gift with paper that’s too small. To make it fit, you have to pull and stretch the fragile wrapping paper and the paper tears. The harder you try to force the repair, the more damage you create.
